The biggest real estate companies in the world
The biggest real estate companies span brokerage, investment management, REITs and development. They set the benchmarks the rest of the market is measured against — but they aren't the only place to find institutional-grade residential product.
Who they are, broadly
Three categories dominate the global rankings:
- Brokerage and services giants — firms like CBRE, JLL and Cushman & Wakefield. Largely commercial-focused, but they shape how residential is transacted at scale.
- Investment managers and private equity — Blackstone, Brookfield, Carlyle. They allocate institutional capital into residential portfolios across continents.
- Listed REITs and developers — names that own and operate residential, multifamily and branded-residence projects in public markets.
What this means if you're a smaller player
The biggest companies have global reach, but they don't list individual residential units to retail buyers on their own websites. That gap is the marketplace opportunity. A 40-unit boutique development in Cartagena gets the same listing tools on ProjectIQ as a 400-unit tower — full-bleed media, bilingual copy, lead capture and agent referral tracking.
How buyers should read scale
Bigger isn't automatically better. Established developers carry execution credibility; independent ones often price more aggressively and offer better commission structures. The listing page should give you enough to judge — sponsor history, delivery track record, payment plan, and what's actually delivered at handover.
